As I was relocating to the state, I was very deliberate about my next home and was in a position where I could be very selective, even if it may take several weeks and potentially months. Despite researching and visiting several homes, Shawna always maintained a positive and enthusiastic demeanor. During some occasions when I was not able to continue the home search, she offered to take my oldest son, who at the time was in high school, and diligently drove almost an hour to pick him up for the day, view homes, treat him to lunch, and returned him home at the end of the day. We were originally not planning to sell due to the depressed market, but were contacted by Shawna, who had looked through expired listings and found our property. She explained that the market was rapidly recovering and gave us some comparable sales, which we backed up with an appraisal, that showed values had recovered enough to warrant placing the property on the market. We are planning to relocate out of state and felt that this would be a good time to sell. Shawna also was able to give us the name of a contractor to make minor improvements to have the house in sale-ready condition. Professional photos were taken to present the house in the best light and brochures were emailed to other realtors at the same time the listing went “live” on MLS. Shawna held several open houses and we all worked with our tenants to come up with a showing schedule that worked for all concerned. The house showed well and had good traffic, but due to its unique nature (1920 historical district 2 bedroom, 1 bath bungalow with a small yard and street parking), it was not suitable for many prospective buyers as a more conventional house. Shawna assured us that there would be a buyer that would “love it” and sure enough, there was. The house was only on the market a couple of months and we received one offer that didn’t result in a contract, and then two offers that resulted in a bidding situation and a contract. We were able to negotiate a closing that allowed our tenants sufficient time to find another place in the neighborhood (they had been with us for 3 years and were very cooperative throughout the process). We also used Shawna’s contractor and a recommended plumber and air conditioning company to address issues on the buyer’s inspection report. Throughout the entire pre-listing, listing and contract periods, we received excellent service and follow-up from Shawna and would not hesitate to unconditionally recommend her should you need her services as either buyer or seller’s agent.
